Sealcoating is a routine pavement maintenance service, used to protect pavement from sun and oxidation, water, as well as motor oil and gasoline. High performance sealcoating seals in the vital oils of the asphalt mix, improving the appearance of the asphalt with a uniform black color. This also makes it easier to clean the surface of sand, dirt and debris.
Mr.B's Sealcoating LLC recommends that sealcoating be performed every two to three years and is a staple in every pavement maintenance plan. The process begins with a thorough cleaning of the asphalt. From there, the sealcoat can be applied with a squeegee or brush. Prior to applying sealcoat, the pavement must be trimmed around curbs, pavement edges, etc. This is usually accomplished by hand trimming with soft brooms and hand squeegees, additional coats are applied as needed.
Sealcoats typically take 24 hours to cure and become dry enough to drive on. Sealcoats can be walked on in 4-6 hours, depending on the temperatures.

Sealcoating is one of the most important maintenance services for protecting asphalt driveways and parking lots. Below are some of the most common questions customers ask about how sealcoating works, when it should be done, how long it takes to cure, and why proper preparation makes such a difference.
Sealcoating is a protective pavement maintenance service that applies a coating over asphalt to help defend the surface against sun exposure, oxidation, water, motor oil, gasoline, and everyday wear. It also restores a clean black finish that improves curb appeal and makes the surface easier to maintain.
Mr. B's Sealcoating LLC generally recommends sealcoating every two to three years, depending on traffic, weather exposure, surface condition, and how quickly the asphalt is wearing. Driveways and parking lots that see heavier use may need maintenance sooner.
Sealcoat needs a clean surface in order to bond properly. Dirt, sand, loose debris, oil spots, and vegetation can interfere with adhesion and reduce the quality of the finished result. Proper cleaning, trimming, edging, and surface preparation help the coating apply more evenly and last longer.
Sealcoating is designed to protect the asphalt surface, not replace structural repair work. Cracks should be filled before sealcoating, and potholes or damaged areas may need hot patching or other repair methods. Sealcoating works best when the pavement is properly repaired and prepared first.
Sealcoat can usually be walked on after about 4 to 6 hours, depending on temperature and weather conditions. Vehicle traffic should typically stay off the surface for about 24 hours so the coating has enough time to cure and set properly.
Sealcoating performs best in dry weather with suitable temperatures and no rain in the immediate forecast. The surface needs time to dry, bond, and cure. Applying sealcoat in poor weather conditions can affect the appearance, adhesion, and overall durability of the finished surface.
Sealcoating can dramatically improve the look of faded asphalt by restoring a uniform black finish. While it does not rebuild damaged pavement, it can make a well-prepared driveway or parking lot look cleaner, darker, smoother, and better maintained.
Yes. Residential driveways are exposed to sunlight, rain, snow, oil, gasoline, and daily traffic. Sealcoating helps slow surface wear, improves appearance, and supports a longer pavement maintenance plan. It is a practical way to help protect your investment before larger repairs become necessary.
A sealed asphalt surface can make snow and ice removal easier because the surface is smoother and better protected. Sealcoating also helps reduce water penetration, which is important because water entering cracks can freeze, expand, and contribute to pavement damage.
Mr. B's Sealcoating LLC focuses on preparation, clean application, and dependable pavement maintenance results. From cleaning and edging to crack filling and sealcoat application, every step is handled with care so your driveway or parking lot receives the protection and finished appearance it deserves.

There were vandalism incidents, and our driveway was stained from the vandalism damage and from the cleaning solutions. We wanted our driveway to be sealcoated before further damage from winter weather. Brandon was quick to respond to my call and got us on the schedule for the next available appointment window. He arrived on time and worked hard and efficiently. Affordable pricing and a job well done. Thank you!

Excellent company. Brandon stuck to his word and texted me the week he was going to be ready to seal coat! Came at a great time. Did quality work and the seal he uses is very quality! My OCD saw one little tiny spot... So I reached out because he told me if anything bothers me. Just reach out to him and he came back and fixed what I wanted with no questions asked. Very straightforward person and I appreciate that.

Mr. B’s sealcoating did an excellent job with our driveway. Very meticulous and even trimmed the grass along our driveway so that no grass would get any of the sealcoating on it. It’s very smooth and we do not see any streaks or lines. Would definitely recommend them to anyone! I only wish he offered a discount for multi home because organizing 7 houses was a lot of work on my part, but will still use him next time!

Our family had Mr. B's Sealcoating complete two seperate projects for two of our driveways. We noticed that even after two years, the product he put down still looked as good as the day it was done. We had several cracks in our driveway and he used a hot filler that instantly got hard and created a flat surface. I would highly recommend using Mr. B's Sealcoating for your next asphalt repair project and I will continue to use him for years to come.
